Joseph Homes

At the consultation events held by Joseph Homes on 28.11.25 and 02.12.25, we saw the next developer hoving into view at Regis Road Industrial Estate. In Yoo’s presentation model, the Joseph Homes buildings are shown in light blue, while in Joseph Home’s model they are shown in red, green and brown. No matter what colour they actually are, they are way too tall and too close together.

In the Joseph Homes model the affordable homes are in red, next to the railway viaduct. The green towers go up to 58m (19 storeys) and 52m (17 storeys), with the tallest ‘affordable’ red tower at 50m (16 storeys). We know from experience that affordable housing does not work well in high-rise, not least because it built more cheaply and high-rise only works if it is high-cost.

The Joseph Homes towers are barely 20m from existing homes in Woordyard Close and Artic Street, which will be over-looked and overshadowed. This is similar to the West Kentish Town Estate redevelopment scheme, where 27% of existing windows facing the new buildings will be adversely effected by loss of daylight.

The arrangement of tall, blocky buildings is similar to what we see at Kings Cross.

Joseph Homes plans to provide:

above: The vehicular access is badly planned, with most routes ending in a turning circle or 3-point turns. It will be chaos.

below: more views of Kings Cross which shows a similar scale of development.

The Kentish Town Neighbourhood Plan protects existing biodiverse habitats that exist along the railway lines. These are under threat of encroachment from both Yoo and Joseph Homes, and must be protected (in the vehicular route diagram the road is going over the protected embankment).
