Yoo Capital have released views of their proposals for film studios and housing at Regis Road (images below from the public consultation event put on by the planners 13.10.25).

At 25 storeys the tallest tower is way too big, and too close to the neighbouring tower.

Together with the film studio building, these towers completely block out the skyline. There are no views of the proposals provided from any other areas, eg. Inkerman Road Area or Cressfield and Woodyard Estate.
Under the Kentish Town Neighbourhood Plan the CIL contribution paid by developers of Regis Road and the Murphy site are meant to provide improvements at the Regis Road junction with Kentish Town Road:

The architects said that the activity in the film studio building will be visible from Kentish Town Road, but this seems highly unlikely. Can they please share examples of where this has been achieved. At the September consultation event they were proposing stick another block on the north elevation, which presumably would not be transparent.


The film studio building is a monstrous concept. It has a basement that is the equivalent of 10 residential storeys. The extremely high levels of carbon emissions caused by the construction of such a basement is completely unacceptable at this time when we are threatened by climate and ecological breakdown.

The recycling centre is at least above ground level, but local residents are rightly worried about their peace and wellbeing. Putting social housing on top of the recycling centre is not a good move. If there are any examples in the UK where housing has successfully been built on top of a waste recycling facility, can these please be presented to the community. From initial research it seems that this mix of uses presents challenges due to proximity.

An attendee of the event asked about the provision of community space and affordable workspace. This is lacking from the developers proposals, with the most that could be offered is the use of classrooms when the film studios are not being used. In Yoo’s proposals the site is completely dominated by the film industry with no provision for other SMEs and community groups. The council’s planners continually deny the need for community space and affordable workspace to be provided in the developments happening locally, for example West Kentish Town Estate and Bacton Estate redevelopments where none are proposed. This will result in a hollowing out of our diverse community.
Thank you for covering this. The concerns you raise are exactly what many of us felt when we saw the plans. The 24 storey towers and the huge studio block are far out of scale for Kentish Town.
