Yoo Capital’s pitch

Yoo Capital’s promotion video can be seen here: https://yoocapital.com/project/camden-film-quarter/

“In the heart of Central London”

“Heathrow 40 mins”

“Westend 15 mins”

Stills from the video are shown below:

We see the film studio building looming over the Inkerman Area and West Kentish Town in isolation, carefully concealing the 24 storey tower block behind it.

In the image above, Willes Road is in the foreground with the George IV pub and the Collège Français Bilingue de Londres bottom right.

The operation of the film studio is shown in the video (link above).

The only similar type of stacked film studios built is in New York: https://www.wildflowerstudios.com/stages

Wildflower Studios has good road access, a proposed shuttle and parking at ground level.

Wildflower Studios has double-stacked studios, not quadruple- stacked as Yoo is proposing at the Camden Film Quarter. It has many more lifts than the CFQ, and a turntable for large lorries. The CFQ is complicated by there being two studios underground as well as underground parking. The logistics of this look impossible, especially when you consider that all the lorries need to come in via Regis Road.

Yoo don’t show what the Camden Film Quarter will look like when it is surrounded by the Joseph Homes buildings to the west and Folgate (Murphy) buildings to the north. The image below is a rough model view. The previous Murphy scheme is in yellow, the current planning application by Yoo Capital in pink, Joseph Homes in red and the recently permitted rebuilding of West Kentish Town Estate in orange (on the left):

They also don’t show what the impact will be on residents who live in Cressfield and Woodyard Closes, or Kentish Town City Farm, to the west of the railway viaduct (nb. Joseph Homes buildings are not shown in the images below):
